See where housing can go, lot by lot.
We read your town's own zoning ordinance, size every lot against it, and show which parcels are vacant, which incentive programs reach them, and what a project there could actually hold.
- Floor-area ratio, height and setbacks read from your ordinance, applied lot by lot
- Vacant and underused parcels crossed against ten incentive overlays
- The funding programs that reach each site, and how each one is delivered
Every number traces to your ordinance and the public record. Where we do not hold the zoning, the page says so.
Four questions, one workspace
What the ordinance allows, lot by lot
Floor-area ratio, height, setbacks and minimum lot size, read from your own ordinance and applied to every parcel. If we do not hold a town鈥檚 zoning, you see an empty state, not a guess.
See which land is actually available
See vacant and underused parcels against ten incentive overlays, and which programs reach each site.
The programs that reach your town
Which funding programs reach a parcel, and how they connect, through the town, via the county, or as context only.
Where affordable units can go
See which parcels fit affordable housing, the financing path for each, and what changes when you adjust your buy-box.
Not an approval decision
A screening tool, not an entitlement opinion or engineering. It shows where to look and what the ordinance says. It does not say a board will approve anything.
Coverage is uneven and the product says so on the page rather than in a footnote: we hold zoning for 321 of New Jersey's municipalities, and a town we do not hold renders an empty state instead of an estimate.
